Electrical Reports for Landlords

If you are a letting agent, it's crucial to ensure that you are aware of and compliant with all applicable regulations regarding electrical safety testing for rental properties.

Electrical Installation Condition Report (EICR)

This report assesses the safety of the electrical installations in the property. It identifies any defects or potential hazards and provides recommendations for necessary remedial work. (EICRs must be carried out at least every five years, or more frequently if specified in the previous report.)

Remedial Work

If the EICR identifies any issues or defects, you are required to address them within a specified timeframe. Failure to comply with the regulations can result in penalties.

Tenant Notification

You must provide a copy of the EICR to the tenant within 28 days of the inspection. If a new tenant moves in, they must be provided with a copy of the most recent EICR before they move in. (Local authorities have the power to request a copy of the EICR and other relevant documentation to ensure compliance with the regulations)
